Visninger og valg av eiendom - House viewing and choosing a property

Etter utallige ferier i Lucca - Toscana - Italia, har vi nå endelig landet egen bolig. Men hva var det som egentlig gjorde at vi valgte å kjøpe noe eget fremfor å fortsette å leie? I dette innlegget vil vi prøve å besvare dette spørsmålet, samtidig som vi vil rettferdiggjøre og dokumentere prosessen fra tanke og sondering, frem til endelig avgjørelse om kjøp av fast eiendom i Italia.

After countless holidays in Lucca - Tuscany - Italia we finally closed on our very own place. But what made us buy a house rather than just keep on renting? In this post we try to answer this question, and we'll also justify and document the process from idea and research to the final decision to buy a property in Italy.

Høsten 2015, mimret vi om sommerens ferie i Lucca. Tanken om å kjøpe sitt eget sted i Italia hadde streifet oss tidligere. 3 til 4 uker om sommerene hadde vi stort sett tilbringt hos Daniela på Le Murelle, nesten årlig siden 2003. Gro var den ivrigste av oss, Stig og jeg var litt mer realistisk opp i det hele. Det er sikkert kostbart, ting er nok vanskelig og tungvint i Italia (hvertfall det vi har hørt), en papirmølle uten sammenligning etc. var fraser som ble brukt hyppig. Gro stod på sitt, og brukte timer bak pc-skjermen på leting etter drømmestedet! I løpet av vinteren og våren 2016 hadde hun avtalt visning på 4 eiendommer, en eiendom i Vasanello (Lazioregionen) og 3 eiendommer i sona Lucca.

In the autumn of 2015 we were looking back at that summer's vacation in Lucca. The idea of buying our own place in Italy had hit us earlier. We had mostly spent 3 or 4 weeks in the summer at Daniela's agriturismo Le Murelle, an almost annual event since 2003. Gro was the most eager of us, Stig and I were a little more realistic about everything. We were thinking hight cost, things are hard and cumbersome in Italy (at least what we've heard), red tape galore, etc. were phrases that we heard used frequently. Gro did not give up and spent hours behind the computer in search of the Italian dream! During the winter and spring of 2016 she had agreed house viewing on four properties, one property in Vasanello (Lazio) and three properties in the area of Lucca.

Denne sommeren hadde vi forflyttet oss til Acquapendente like nord for Bolsenasjøen, og første eiendom som skulle besiktiges bestod av to leiligheter i den lille landsbyen Vasanello. Det er en nydelig liten landsby og leilighetene holdt høy standard, med egen vinkjeller samt badebasseng (delt med 3 andre leiligheter). Undertegnede var solgt umiddelbart.

This summer we had moved to Acquapendente just north of the Bolsena lake, and the first property we inspected consists of two apartments in the small village of Vasanello. It is a lovely little village and the apartments are of high standard with a communal wine cellar and swimming pool (shared with 3 other apartments). I was sold immediately.

Gro og Stig var mer skeptisk. Det er nok for lite for oss, vi blir jo 7 stk! Ingen muligheter for å ta i mot overnattingsgjester, vi må dele uteområde, flere å ta hensyn til, hvordan vil sameiet (norske eiere alle 3) stille seg til utleie etc. Mange relevante og gode refleksjoner i en slik prosess. Det var tross alt snakk om en rimelig stor investering. 

Gro and Stig were more skeptical. We thought it's probably too small for us, we are 7 people! No opportunities to accommodate guests, the need to share the outdoor area, potential problems with renting out considering the other owners (Norwegian owners all 3) etc. These were all relevant and important reflections in such a process. After all we were talking about a fairly large investment.

Turen gikk så nordover til Lucca og kjente trakter. Van Morrison spilte i byen denne helgen, Lucca Summer Festival,  og vi hadde mye å se frem til. Kjøreturen fra Aquapendente startet tidlig denne lørdagen i juli, 10.07.16, vi var 7 personer med smått og stort og hadde ca. 3 timer med motorvei foran oss. Fra Lazio via Umbria til Toscana. Turen tok lenger tid en antatt, og det var så vidt vi rakk første visning i Loppeglia. Der hadde Gro avtalt visning på en eiendom med Rolf Thomas Hoel, en nordmann som formidler boliger i regionen (både utleie og salg). Se for øvrig Feriehus i Toscana. Rolf Thomas viste oss et fantastisk hus i Loppeglia, med nydelig opparbeidet uteområde og flott utsikt. Flere i reisefølget var solgt. Dessverre var huset upraktisk og vanskelig/kostbart å oppgradere i forhold til våre behov. Tross realistiske tanker avtalte vi lunsj på den lokale restauranten neste dag for drøfting av objektet. Vi hastet videre til Serimm Knight for visninger av eiendommer i området. Dessverre var det ingen av disse vi virkelig falt for. Etter innlosjering i leid leilighet i Lucca sentrum, så vi frem til konsert med Van Morrison og Tom Jones. 

The trip then went north to Lucca and more familiar areas. Van Morrison was playing in the city this weekend, at the Lucca Summer Festival, and we had a lot to look forward to. The drive from Acquapendente started early this Saturday on 10. July 2016, we were 7 persons and had approx. 3 hours on the motorway in front of us. We went from Lazio via Umbria to Tuscany. The trip took longer than expected, and we barely got there in time for the first viewing in Loppeglia. Gro had agreed on a viewing of a property with Rolf Thomas Hoel, a Norwegian who provides housing in the region (both rental and sale). Also see Feriehus i Toscana. Rolf Thomas showed us a wonderful property in Loppeglia, with a beautifully constructed outdoor area and great views. Several of us were sold. Unfortunately, the house was inconvenient and difficult / expensive to upgrade according to our needs. Despite doubting the realism of it we agreed to have lunch at the local restaurant the next day for discussing the property. We hurried to Serimm Knight for several viewings of other properties in the area. Unfortunately, none of these met our needs. After lodging in a rented apartment in the Lucca city center we looked forward to the concert with Van Morrison and Tom Jones.

Søndag formiddag dro vi opp til Loppeglia for å drøfte vår interesse for eiendommen i Loppeglia. Vi møtte Rolf Thomas på den lokale restauranten, Trattoria La Collina, rundt lunsjtid. Etter kun kort tid forstod Rolf Thomas at dette huset ikke var drømmeobjektet, og ønsket å vise oss en eiendom i nabolandsbyen Fiano. Fiano og Loppeglia er så og si samme landsby, men ikke si det til landsbyboerne. Vi dro opp til eiendommen etter lunsj. Tomten var ustelt og bar preg av manglende vedlikehold, men husets fasade så faktisk ganske så bra ut. Dessverre hadde vi ikke nøkkel slik at vi fikk sett huset innvendig. Men som vi skrev i forrige innlegg, var vi kun hjemme for å snu og bestille nye flybilletter tilbake. Etter en uke var Stig og jeg på plass i Fiano for visning. Vi var solgt, og fikk også forhandlet pris med eier takket være god hjelp fra Rolf Thomas og vår mann i byen Giuseppe Masoni. 

Sunday morning we drove to Loppeglia for discussing our interest in the property in Loppeglia. We met Rolf Thomas at the local restaurant, Trattoria La Collina, around lunch time. After only a short while, Rolf Thomas realized that this house was not the dream object, and wanted to show us a property in the neighbouring town of Fiano. Fiano and Loppeglia are close enough to be virtually the same village, but don't tell the villagers that. We walked to the property after lunch. The outside area was unkempt and suffered by lack of maintenance, but the house's façade looked quite good. Unfortunately we did not have a key, so we could not view the inside of the house. But as we wrote in the previous post, we turned around as soon as we got back home and booked flights shortly afterwards. After a week, Stig and I were back in Fiano for the viewing. We were sold, and we also got time to negotiate price with the owner thanks to good help from Rolf Thomas and Giuseppe Masoni, our man in town!
